Hi, I have just bought a plot at Spean bridge Lochaber.
More plots are available...go to Zoopla search Scotland area... Under £20K (there might be some at higher prices but not looked)
Self interest declaration, if others buy plots it might improve my chances of getting planning permission.
Well I've bought a plot,482 square meters on flat ground with good access road but a bit muddy at my end.
I looked up planning and discovered huts.
I put in a low offer and got it, oh 51ht a fool and the money he once had.
When I look into it deeper the conditions get stricter than I thought.
Hedging must be indigenous, I was thinking leylandii but...
What else have I not thought of?
I am thinking 30 square meters with decking right round and a sort of wraparound overhanging roof which covers the decking.
Clear plastic sheet with string through it hanging from wraparound roof which doesn't need to be on the planning application. (Roof does plastic doesn't) the actual floor area including "awning" is thus much greater
Are huts allowed to have awnings?
How likely is it that I will get permission for anything? (I must admit I would prefer a dwelling house).
What do I have to do to get planning permission, what's the process?
Anyone had experience of Lochaber council, what are they like?

I have withdrawn my offer and am no longer buying this plot.
There are lots of plots available at Spean bridge but after reading this I am not going to buy one.
Maybe it's a storm in a teacup and these plots are a bargain.

What are the rules on decking and verandas?
What are the rules on trees & plants, indigenous or not? (I like figs & maybe a grape vine on the veranda)
Are two sleeping loft areas 4^2mtrs each allowed?

There are some great plots available which seem suitable for huts etc
I am planning on building a legal hut with planning permission.
I need to establish what the rules are to get that permission including likely taking pre planning advice.
I am considering a log cabin made from local timber with a corrugated steel roof with grass,plants & small trees on the roof.
There are a number of issues such as a veranda, two bedrooms 4^2mtr each, fruit trees cherry,hazel,fig,apple,pear etc blueberries etc rosehip & hawthorn etc for birds.
Bird box habitat built into the roof etc
I wonder if I can put a porta cabin on the land for storage during the build.
I have a mate who is a college trained joiner who is offering to do drawings to architect standard.
I am thinking if I do quality drawings and a quality job I can specify every component and sell the drawings to other hutters looking for permission.
Please tell me about the enforcement.

If this is the land at Achnabobane there are a few things to be aware of.
While the ads I have seen make much of the land's potential for huts, eco-retreats etc, there is in fact no planning permission for anything so far.
Some of the land is subject to an enforcement notice for unpermitted development. This doesn't have any legal consequences for future applications but it does mean that the area is on the planning department's radar in a negative way.
The local community council is very aware of and concerned about the site and very likely to oppose plans. Posting plans to game the huts category is unlikely to reassure them!
